Can I Buy A House After A Short Sale?

Yes, you can!  Buying a house after a short-sale can happen immediately.
Follow these simple guidelines to get started:

  • Our network lending partners have financing options that allow you to buy a home immediately after a short-sale. You must have had NO late payments on your mortgage leading up to the short sale.
  • FHA financing is available after 2.5 to 3 years from your short sale. The timing is dependent on each borrowers individual circumstances. Please speak to one of our partners to discuss in further detail.
  • For Conventional mortgage financing there is a two year wait and minimum of 20% down payment after foreclosure with no late payments on your credit since the short sale.

The good news is you can get mortgage financing starting immediately after a short sale.  Each borrower’s individual situation will be taken into account when determining how long, or short, you have to wait to purchase a new home.  Please keep in mind your credit history from the date of your short sale must be clean.
